A Non-Domestic Building Energy Rating (BER) is a legal requirement for any commercial building which is offered for sale or let.

The BER is an indication of the energy performance of a building. It encompasses energy used for HVAC, domestic hot water and lighting calculated on the basis of a standardised operating profile.
The purpose of a BER is to give prospective buyers and tenants information about the energy performance and potential operating costs of the building – a higher BER rating indicates a more efficient building and lower operating costs.
The BER rating also gives landlords an incentive to upgrade the energy performance of their building as follows:

Higher Property Value: Properties with better energy ratings generally have higher market values as they are more attractive to potential buyers or renters.

Lower Operating Costs: Improved energy efficiency means lower utility bills for both the landlord and tenants, making the property more cost-effective to operate.

Corporate Social Responsibility (CSR): Landlords demonstrating a commitment to energy efficiency can enhance their corporate image and appeal to socially responsible investors and tenants.

Marketing Advantage: Properties with good energy ratings can be marketed as environmentally friendly and cost-effective, appealing to a broader range of potential tenants. In Ireland, the minimum BER requirement for public sector buildings is typically set at B2. Many Corporate clients have similar BER requirements.

Lower finance costs: Buildings with B rated BERs or higher can avail of low interest “Green” loans. Often, the financial gains from reduced interest costs over the loan’s term exceed the capital outlay to achieve the higher BER rating. Furthermore as the higher BER rated building can demand a higher rent the payback period for the upgrades is significantly reduced.
